Should Sell #2: Because you’re OK waiting for the right buyer.*
Should Sell #3: Because you need to move.

Wait to Sell #1: Because you bought or refinanced in the last couple of years.
Wait to Sell #2: Because you’re worried about affording your next purchase.
Wait to Sell #3: Because you’re worried about finding your next home.

It might be churlish to criticize U.S. News’ brave attempt to simplify the ‘sell’ or ‘don’t sell’ question, but it does seem self-contradictory to point out that finding a new home could be problematic because properties are hard to find—yet simultaneously implying that selling your own [hard-to-find] property means an extended wait to find a buyer.
Come to think of it, in the end, it wasn’t really all that brave for U.S.News to propose a simple answer to that multi-faceted decision, seeing that their final answer was “maybe.”
